Incoming changes to legislation governing SMSFs is expected to stop SMSFs from borrowing to invest in residential property. However if contracts are exchanged before the expected commencement of the ban on the 10th August 2026, the ban will not apply, even if settlement occurs later.

Applications must be received on or before 31 August 2026 and the property purchase contract must have been exchanged before 10 August 2026. The promotional variable interest rate of 6.99% p.a. applies where settlement occurs within 90 days of formal loan approval. The advertised rate is a variable rate and may increase or decrease in line with RBA cash rate movements. Promotional pricing is correct as at 8 July 2026 and is subject to credit approval and subject to RBA cash rate movements.
